Compact industrial sparks interest in trade circles

A compact industrial premises in a new multi-unit complex is set to attract attention from trades-based businesses eager for a foothold in a key South Auckland growth node, Bayleys salespeople say.

Unit 12 in the Toiawaka Business Park at 27 Toiawaka Road is one of 13 newly constructed units available for sale. The park offers a range of floor plans and various building typologies.

Bayleys South Auckland salesperson Mike Marinkovich says that at 130sq m (more or less), unit 12 is one of the smaller properties available within the complex. The largest is a 580sq m (more or less) unit with a road-front profile at the entrance to the business park.

“These units provide cost-effective accommodation suitable for tradespeople, service businesses, and investors looking to capitalise on the future growth of the 361-hectare Drury South Crossing precinct.

“Drury is growing rapidly, with a projected population the size of Napier. However, Auckland Council’s recent zoning restrictions have limited the forward-looking pipeline for new projects, leading to increased demand for prime accommodations.

“Most sites that are suitable for immediate development in the Drury South growth precinct are large-scale offerings, and those available have been earmarked by the likes of Kiwi Property, Fulton Hogan and Oyster Capital.

“Obstacles to growth around Future Urban overlays mean appropriately zoned land sites primed for development will be restricted in the coming years, increasing competition for medium and smaller-sized products.

“At the same time, occupier demand has kicked up a notch as businesses reassess their requirements, and we have seen low vacancy fuel rental growth, particularly for prime assets with modern specifications.

Mr Marinkovich is marketing the unit with colleague Mike Hook for sale by auction, scheduled for 11:00 am on Wednesday, 24th April 2024 (unless sold prior).

The unit features a high stud height of between six and 7.8 metres, with a floorplan that includes warehousing, an office, kitchenette and staff facilities.

There is a generously sized canopy and two exclusive car parks.

Bayleys Pukekohe salesperson Mike Hook says the complex is now fully complete and features full drive-around facilities, security systems, and dual electric entrance/exit gates.

“Purchasers will see value in securing a base in one of the Supercity’s most coveted industrial locations, where growth potential across commercial and residential projects remains a critical investment buoy.

“The complex is strategically located to capitalise on Drury’s expansion and a projected population explosion of some 84 percent within the next two decades.

“Access to the State Highway 1 interchange and access routes north and south, including the new Waikato Expressway, make for streamlined transit. At the same time, being just 35 kilometres from Auckland’s central area and some 55 kilometres from Hamilton continues to provide options for a range of purchasers.

“The development has been meticulously completed by Euroclass, a family-run business operating across New Zealand for more than 35 years. They are renowned for quality build projects, and purchasers will find confidence in an established track record that includes more than 300 completed developments nationwide.”
